i only privately rent russell so not in any position to look at title deeds or anything remotely like it.....

Then the lease should say what the tenant is responsible for maintaining.
I'm here in my private capacity as a local resident only (unless stated otherwise).

I know many years ago all our fences along the whole neighbourhood blew down, none of us were sure of how the boundaries went, so I phoned WWDC, who told me over the phone, which house was responsible for which fence.

im not responsible for any of the maintenence, he his.....  if it was me i would have done it 17 months ago when the fence first came down...  i would have cleaned the guttering out 4 years ago 3 years ago 2 years ago.... you get my meaning?? he does no regular maintenance only the gas check..     if it was my responsiblity it would have been done when it needed doing.....   ..the landlord has done all the checks to find out who is responsible and all  that ...    taken his sweet time in doing anything about it though even though he gets his rent on time every month without any quibble......       he has got "a friend" doing the wall..started 3 weeks ago... did a day and not been back :( despite good weather to do it.....   its just a case of sitting and waiting...and waiting....and yet more waiting........  who wants to bet im still waiting for this wall to be done when its spring time???  i dont want a lot in life..just a house that keeps me warm and safe..and a garden i can use with my grand children and my friends and family...not a lot in life is it????

In view of his failure to carry out his duties in maintaining the property, have you considered advising him that you will be withholding his rent until such times as the necessary repairs are carried out?

Getting help

Your local council should have an advisor especially for private tenants, and in the worst cases, they can actually take landlords to court. So if you’re having real trouble, call up the council and ask for advice.
You can also ask the nearest Citizens’ Advice Bureau – some of whom can give advice via email.
