New NHS Dentist

Planning has approved an application to turn 6 High Street, Westbury into an NHS Dentist. I think this is the old NatWest building next to the butchers.

According to WHN, the new dentist will not be in the old Natwest unit because of a problem with the superior landlord.

I take this to mean that the head-lessee (NatWest) is waiting for the end of their long lease, when they can walk away, and don't want to approve the new dentist practice (which probably has relatively weak estimated accounts based on predicted NHS figures / fee income) to replace Wiltshire College as sub-tenant.   I may be wrong, but I recall that Wiltshire College (which has a very strong set of accounts) occupied this unit about 10 years ago as an IT learning Centre and when they closed the ITLC, their lease had quite a long period left on it.

I can't find the news source just now (possibly Facebook's Spotted Westbury - Original or New one), but I read recently that the dentist is now taking the former Kevins Menswear units.

Seems odd to apply for planning permission and arrange the local mayor to open the business when the lease isn't even sorted.

I imagine that they assumed that head-tenant's consent to the assignment of the sub-lease would be automatic and so they just went ahead .... then realised that NatWest don't actually care whether the unit is occupied or not as the rent is so low that property staff in London can't really be bothered to help or just don't want a start-up business going in if they can keep the certainty of wiltshire College paying the sub-lease rent.

By law, Landlord's consent is not to be unreasonably withheld but the cost of going to court and the delays would not be worth it if there are easy alternative units to take instead ...

They are dentists ... not hard-nosed property experts ...   and judging by the surnames (mainly asian) English may not be their first language ....
